North American Properties Opens 15th Publix-Anchored Shopping Center
FORT MYERS, FLA. — North American Properties announces the opening of Crossroads, a 75,000-square-foot neighborhood center located within the City of Fort Myers, Fla., two miles east of I-75 at the intersection of Colonial and Immokalee Roads. This opening marks the 15th Publix-anchored shopping center developed by North American Properties — the company’s fourth grocery-anchored center developed in the Southwest Florida region. The center opens Thursday.
Anchored by Publix Super Markets, Inc., Crossroads features the following local and national retailers: Blockbuster; China Garden; Fashion Fresh Cleaners; First Choice Hair; Dr. Greider, DDS (dentist); Nail Art & Co.; Nextel; Dr. Oliver, DVM (veterinarian); State Farm; Steel Magnolias Salon; Subway; Tan USA; Total Fitness for Ladies and The UPS Store. Another 3,000 sf of small shop space is also available. AmSouth, Wachovia Bank and a national gas station have committed to or purchased three of the five outparcels. Two outparcels are still available with one planned for up to 15,000-square-feet for office, medical and professional use.
“North American is responding to the area’s explosive growth with an upscale, neighborhood shopping center that complements surrounding neighborhoods that are planned or currently underway,“ explained Dale Hafele, partner, North American Properties. “This shopping center will bring household retail names closer to home for the estimated 10,000 existing residents and additional 10,000 new residents expected in this trade area over the next five years."
Currently, Lee County is ranked in the top one percent of the nation’s 3,141 counties for growth between April 1, 2000 and July 1, 2003, adding 51,322 to its population base for that period. According to census figures, more people moved to Lee County than to Manhattan with the population surge expected to continue. Lee County expects to add another 30,000 residents by 2005.
“In addition, we expect Crossroads also to serve the thousands of residents that live beyond the typical trade area for a Publix neighborhood center, due to Crossroads’ location at the intersection of two I-75 interchange roads.”
The upscale architecture of Crossroads is reminiscent of a Mediterranean marketplace. The warm tones of the stucco façade complement the bold, vibrant-colored awnings while hand-painted ceramic tiles accent the storefronts. Lush landscaping completes the appeal of the shopping center, integrating it with the surrounding communities.
North American Properties also developed and still owns and manages the following Publix-anchored shopping centers in Lee and Collier Counties: Corkscrew Village in Estero, Fla., Midpoint Center in Cape Coral, Fla., and Naples Walk in Naples, Fla.
