Construction Superintendent

Overview of Job Description

The Construction Superintendent is responsible for creating and maintaining project schedules, budgets, and bid packages, along with coordinating and managing all site construction activities, inspections, and the supervision of all field personnel as required to successfully complete the project on schedule and within budget. This includes maintaining the highest level of quality, supervising all trade and field personnel, while administering good construction safety practices with all on-site activities. The ability to read and understand blueprints, identify and correct errors, along with a high level of experience and expertise is required. This is a fast-paced job and requires strong analytical and technical abilities and demands fast, but carefully thought-out results. Strong leadership and control of the construction process from beginning to end is necessary.

Duties and Responsibilities

In order to perform daily duties and responsibilities, the Construction Superintendent must:

• Create and maintain project schedule and project budget
• Create project specific bid package documents
• Send out bid packages and award contracts
• Read and understand construction blueprints and specifications
• Understand Subcontractor Contracts and ensure contract adherence
• Review and approve payment applications and invoices
• Use and understand Microsoft Office, Adobe, PlanGrid, and other construction software
• Coordinate and supervise all construction activities
• Direct all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications
• Maintain and understand the significance of adherence to construction schedule
• Identify and solve problems
• Schedule inspections as necessary throughout construction
• Review and understand submittals and shop drawings
• Maintain positive relationships with customers, contractors, suppliers, local authorities, and other employees
• Prepare, schedule, and supervises completion of a final punch list
• Promote job site safety, encourage safe work practices, and rectify job site hazards immediately
• Ensure all on-site personnel and contractors are adhering to the company safety policy
• Maintain an organized job site, including the construction office
• Promote team communication and collaboration among all project participants
• Structured, organized, and efficient work is expected
• Enforcement of company policies and standards
• Monthly budget variance reporting
• Manage and monitor Subcontractor relations
• Provide accurate and timely reports that meet company deadlines and objectives
• Keep and maintain accurate jobsite records and files
• Perform any additional duties or tasks assigned by the Owner, Construction Manager

Qualifications and Requirements

• Ground-up construction experience required
• Construction document and drawing literate, with knowledge of all phases of construction
• Experience with Estimating construction projects, bid processes, assembling scope of work, and subcontractor scope review
• Strong organizational and time management skills
• Strong conflict management skills and a high level of assertiveness
• Attention to detail, quality, and safety are required
• In-depth understanding of construction operations and processes
• Knowledge of local quality, safety, and health guidelines for construction job sites
• Technological savvy
• Strong communication skills, both written and verbal with the ability to communicate professionally with management, workforce, subcontractors, owners, and visitors

Education and Experience Requirements

• Minimum of 5-7 years of on-site lead Superintendent experience in the Multi-Family Construction Industry
• Secondary education strongly preferred
• Minimum of 10-hour OSHA certification required; 30-hour OSHA certification preferred
• Proficiency in Microsoft Office (Outlook, Word, Excel, and Project)
• Experience with management software (Procore, Bluebeam, PlanGrid)

The moderate physical effort required to sit, bend, stoop, lift, walk and climb. Requires ability to use a laptop and walk around a jobsite with uneven terrain. Also requires the ability to communicate verbally, both in person and on the telephone. May require some travel by car/truck. Construction jobsite entails being exposed to moderate to extreme outdoor conditions, and above average noise levels. Protective equipment is required.
