Overview of Job Description

North American Properties (NAP) is seeking a Development Associate for its project team based at Riverton in Sayreville, NJ. Riverton is a $2+ billion, 6+ million square foot master-planned mixed-use community being developed at one of the largest brownfield remediation sites in New Jersey history, with over 400 acres and two miles of frontage on the Raritan River. The project offices are located at the new Exit 125 on the Garden State Parkway, which was constructed specifically to facilitate redevelopment of the former industrial site. The Development Associate will be a critical part of the project team as Riverton enters the first phase of vertical development in 2022, laying the groundwork for over a decade of planned future development.

Duties and Responsibilities

In order to perform daily duties and responsibilities, the Development Associate - Riverton must:

  • Work closely with the leasing, construction and asset management teams to underwrite development opportunities reflected in the master development program at Riverton.
  • Collaborate with project team, outside consultants and governmental agencies in identifying, pursuing and obtaining local, state and federal grants, incentives and other financial support for project initiatives.
  • Prepare investment materials, packages and RFPs for existing and potential investments.
  • Prepare & present materials for investor, executive and outside stakeholder meetings.
  • Collaborate on sales and marketing efforts for development of components of the master plan.
  • Conduct market research and study market trends to be applied in analysis of existing and future opportunities.
  • Assist in transaction due diligence.
  • Assist in debt & equity closing processes.
  • Work with asset & property managers to update investment projections.
  • Perform other tasks as directed in the pursuit of development, financing, sales and leasing opportunities.

The Development Associate must be deadline-driven and detail-oriented team player. The New Jersey office is a high- touch environment, where all team members interact on a daily basis to accomplish a wide range of extremely complex tasks. The ideal candidate must have an adaptive and flexible mindset and skill set, as well as the ability to act and operate independently to help achieve the team’s objectives. The successful candidate will be afforded a unique opportunity for professional growth across a wide range of aspects of commercial real estate development and management, while working on a significant transformative project.

While in-person collaboration is an important component of the success and synergy of the project team, the Development Associate position allows for some level of remote work. The position will require limited travel by air, including occasional overnight trips, and the ability to work outside normal business hours as needed.

Qualifications and Requirements

  • Minimum of three years of relevant work experience required, although recent graduates with relevant internship experience may be considered.
  • Undergraduate degree from four-year college or university required (BA/BS in Real Estate, Finance, or Economics preferred), although candidates with technical training and extensive work experience may be considered.
  • Strong grasp of financial terms and principles necessary in real estate underwriting (IRR, NPV, Return on Cost, etc.).
  • Ability to comprehend, analyze and interpret various types of real estate documents, including leases, contracts and financial statements.
  • Proficient computer skills, particularly in Excel, ARGUS, Word and PowerPoint.
  • Excellent communication skills (both written and oral).
  • Close attention to detail and strong organizational skills.
  • Ability to manage multiple workflows, establish relative priorities, maintain progress milestones and meet deadlines.
  • Team player, with a strong work ethic and passion for learning.
  • Demonstrated professionalism. 

Physical Requirements:

Majority of work time will be spent in an office environment. Candidate should be able to meet the following physical requirements:

  • Able to lift up to 35 pounds
  • Standing up to 8 hours a day, may include in an outdoor environment
  • Sitting up to 8 hours a day
  • Walking up to 8 hours a day
  • Bending up to 4 hours a day
  • Ability to climb ladders and stairs
  • Ability to use a computer up to 8 hours a day
  • Communicating verbally in person and on telephone
