Overview of Job Description

Last Mile Investments ( is a premier real estate fund manager and a North American Properties portfolio company ( Our rapidly growing national platform is focused on investing across the United States in high-quality, multi-tenant, unanchored retail centers. The platform currently owns and operates in 11 MSA's, with expectations of growing to 15+ by year-end 2022.

The Acquisition Associate - Investments will be responsible for managing the Acquisition teams' active pipeline, creating investment memorandums, underwriting Team Lead, and assisting in the sourcing of acquisitions for investment opportunities across the United States. In addition, this role will develop and cultivate new relationships that can aid in sourcing potential investments.

Reporting to the Vice President of Acquisitions, the Associate's duties will include underwriting, opportunity sourcing, transaction management, and investment research for potential transactions. In addition, this position will partner with various internal teams to analyze the overall real estate market, communicate acquisition targets, and negotiate terms that align with the company's acquisitions objectives. This individual will be a core contributor to Last Mile Investment's continued growth and performance.

Duties and Responsibilities

In order to perform daily duties and responsibilities, the Acquisition Associate- Last Mile Investments must:

  • Identify, analyze, and pursue real estate investment opportunities in the United States
  • Participate alongside the Vice President in the negotiation of deal terms and communication with counterparties
  • Coordinate and manage deals through the transaction life cycle
  • Work alongside the Analyst team to model potential returns for prospective investments
  • Oversee the creation of investment memorandums for presentation to the Investment Committee and the Board of Directors
  • Manage the investment pipeline and other key tools utilized by the team
  • Lead the group's regular reporting efforts by working across Teams
  • Tracking competitor performance and market activity, reporting monthly to Investment Committee
  • Approach the role with a positive attitude, a diligent work ethic, and a proud sense of ownership
  • Consistently operate as a team player, encouraging, empowering, and assisting other team members with the team's success as the primary focus
  • Performs other duties as assigned

  • An undergraduate degree is required with a preferred focus on Real Estate, Business, Commerce or Finance
  • Commercial Real Estate experience preferred; acquisitions, leasing, underwriting
  • Proficiency with Microsoft Excel, Word, and PowerPoint and ability to learn new tools/software (those with superior PowerPoint skills will be strongly considered)

Last Mile Investments is a partnership between North American Properties and the Last Mile Investments management team and is a real estate investment management platform currently acquiring on behalf of Fund I, its Neighborhood Retail Fund.  The focus within Fund I is on the multi-tenant neighborhood center with the following characteristics: i) assets located in highly convenient locations near the consumers home, work, or other stable traffic drivers; ii) assets leased to primarily internet and Amazon resistant retailers, and iii) a combination of stabilized assets and undermanaged/undercapitalized/value add opportunities.  This particular strategy takes advantage of the structural trends in the retail landscape and offers a tremendous opportunity for investors in a yet unseen asset class.
