Overview of Job Description

Classification: Exempt, Regular Full-Time

Reports to: Property Manager

Maintenance Supervisor (“MS”) performs a variety of work in general maintenance areas of multifamily property management including: apartment turnover, work orders, grounds, capital projects, and other duties as necessary or assigned. The position requires strong leadership and communication skills. MS is primarily responsible for his/her home property and available to regional properties as necessary. MS performs tasks, manages a team of technicians, and coordinates resources to achieve business goals and superior customer service.

Duties and Responsibilities

In order to perform daily duties and responsibilities, the Maintenance Supervisor must:

  • Carpentry

  • Plumbing
  • Interior/exterior janitorial
  • Pest control
  • Interior/exterior building maintenance
  • Drywall and painting
  • HVAC
  • Pool maintenance
  • Appliance service/install
  • Snow removal
  • Landscaping
  • Safety
  • Training
  • Shop organization
  • Supply chain management
  • Budgeting
  • Vendor relations
  • Hiring and employee development

Additional duties and responsibilities include:

  • Perform heavy lifting, carrying, pushing, pulling
  • Work indoors and outdoors year-round
  • Climb stairs and ladders
  • Walk, crawl, sit, stand, squat, bend, twist
  • Safely and properly use/operate tools, vehicles, and machinery
  • Other responsibilities as assigned

Qualifications and Requirements

  • “On call” rotation (this may require after-hours travel to and from properties)
  • Passion and positive attitude
  • Focus on delivering quality results with teamwork, customer service, and respect
  • Ability to work independently and/or under supervision
  • Ability to collaborate with peers and property managers
  • Proactive and self-motivated with ability to complete tasks without supervision
  • Proper attire and use of Personal Protective Equipment
  • Adherence to safety procedures, training, and policies in Employee Manual
  • Effective written and oral communication
  • Drug-free and alcohol-free workplace
  • Valid driver’s license and vehicle suitable for company travel
  • Certified Apartment Maintenance Technician Certification (preferred but not required)
  • Certified Pool Operator Certification (preferred but not required)
  • HVAC Certification (preferred but not required)

Compensation and Benefits
