Overview of Job Description

NAP is an active real estate firm in the region and across multiple states with existing projects in excess of $500 million including significant retail and multi-family property portfolios. As an integral part of the Investment Team, the Real Estate Investment Manager provides financial and analytical support for the stabilized portfolio of the company. The Real Estate Investment Manager will work directly for the Director Asset Management and Chief Investment Officer within the Investment Team and provide key inputs to decision making across the enterprise. As a result, the key customers will include the senior management team of North American Properties and ultimately investors of each asset.

Duties and Responsibilities

In order to perform daily duties and responsibilities, the Real Estate Investment Manager must:

Specific Assets:

  • Oversee property management and leasing teams
  • Develop and implement strategic plan for assets
  • Coordinate annual budgets and reforecasts
  • Oversight of financial reporting
  • Liaison between JV Partners, Lenders, and Leadership Team


  • Annual 10-year investment proforma for stabilized assets
  • Hold vs. sell analyses
  • Disposition & partnership split analyses
  • Investment metrics comparisons
  • Loan term comparisons
  • Lease & rent roll comparisons


  • Asset plans for presentations to investors
  • Memos to capital partners
  • Assist with quarterly board materials
  • Operating expense and income analysis for NOI improvement


  • Lease and loan abstracts
  • Market research on existing portfolios
  • Checklists & dashboards of property data
  • Work with Property Management, Asset Management, Accounting, Insurance teams on requests
  • Other ad hoc analysis

Qualifications and Requirements

  • Bachelor’s degree in Finance, Real Estate or Economics
  • 3-5 years of relevant real estate experience
  • Exceptional communication and interpersonal skills with a customer service focus
  • Demonstrated ability to solve problems and take ownership of processes and results
  • Strong desire for continuous improvement
  • Proficiency with Microsoft Office suite of products including Word, Excel, and Outlook
  • Proficiency with Argus DCF
  • Detailed oriented person with a thorough understanding of commercial real estate
  • Limited travel is required
