Developers Add a Missing Piece to Their Projects: Hotels

When North American Properties drew up plans for a luxury hotel at Avalon, its $1 billion, 86-acre housing, office, restaurant and shopping project in the Atlanta suburb of Alpharetta, the developer wanted to reinforce the enclave’s stature as a Main Street destination with white-glove service. To extend Avalon’s “living room” experience to the hotel, the developer designed a homey lobby and lounge and a South City Kitchen restaurant to entice locals as well as travelers. And hotel guests can use Avalon’s amenities as part of their stay, including ordering room service from restaurants or visiting spas and fitness clubs.

A project rising along the Atlanta Beltline’s Eastside Trail has landed a new concept from popular Atlanta chef Kevin Gillespie and the city’s third location of Shake Shack. Vantage Realty Partners is behind the 28,000-square-foot retail, restaurant and loft office project that sits between Edgewood and DeKalb avenues. It’s part of a larger mixed-use development called “Edge” with North American Properties, which will include about 350 market-rate and affordable apartments.

A $2.5 billion waterfront mixed-use community planned in the borough will re-imagine how people live, work and play, while giving residents a brand-new Main Street and community. That's the vision of the redeveloper of the much anticipated massive Riverton project, which is scheduled to break ground later this year, and take more than a decade to complete. "I think it's a great thing for Sayreville," borough resident Scott Betzler said. "It's unused space and we need to trend in a different direction. Malls are getting old and it's time to get something new going."

Developers of the Hotel at Avalon and Alpharetta Conference Center celebrated the grand opening on Tuesday, Jan. 16, marking the final phase of Avalon, the 2.4 million-square-foot mixed-use development in the northern Atlanta suburb of Alpharetta. The $112 million hotel and conference center were developed in a public-private partnership between Stormont Hospitality Group, Long Wharf Capital, North American Properties (NAP) and the City of Alpharetta.

When you come off Ga. 400 and turn onto John Smoltz Highway, there’s something big and new in the Alpharetta sky. First talked about some five and a half years ago, the Hotel at Avalon and Alpharetta Conference Center is no longer an idea. The 330-room hotel and accompanying spaces are finished and open for business, employing more than 160 people.

Alpharetta’s first luxury hotel and conference center has the feel of a “gracious Southern home,” say its developers. The Hotel Avalon and Alpharetta Conference Center opened today at the upscale Avalon development at Old Milton Parkway and Ga. 400. The $112 million project includes a 330-room hotel and a conference center with 44,000 square feet of meeting space. It also has new locations of Fifth Group Restaurants’ South City Kitchen and Starbucks. The project has been about five years in the making. It’s Alpharetta’s first full-service hotel in almost 20 years.

North American Properties broke ground on its mixed-use redevelopment project in Midtown Atlanta, Colony Square. After purchasing the property in 2015, the company plans to transform it with a three-phase process that will end in November 2019. The firm celebrated the start of the demolition process, an event attended by Atlanta’s Mayor, Kasim Reed, officials from NAP and its partners, as well as around 800 citizens. “North American Properties has an extraordinary track record for creating spaces of the highest quality in caliber, whether it’s Atlantic Station where they completely turned that project around or Avalon in Alpharetta. (…) The reimagined Colony Square will be a great new addition to the Midtown community,” said Kasim Reed in a prepared statement.

Developer North American Properties broke ground on the redevelopment of Colony Square Tuesday. The “iconic office towers and dated retail center” will be renovated in multiple phases, with the final phase expected to be finished on Nov. 21, 2019, according to a press release.
